PAINT: Neutral pallet, not bright, think grays/beige w/ accents. Paint is the best investment for resale
FlOORING: Consistent material & style Hardwoods preferred! Laminate plank, fresh carpet. Colored carpet is a turnoff- replace immediately!
THE KITCHEN: Neutral colors, white for light in cabinets or walls, Shaker style, stone countertops. Updated hardware.
SPACE: Open concept with rooms that flow from the kitchen/main gathering space. Kitchen layout.
LIGHTING: This has to do with how home feels. Windows, updated overhead light fixtures, & minimal dark paint.

CONDITION: Professionally cleaned throughout. Windows, doors, floors, paint in good & clean condition.
I have worked with several, converted, for sale by owners & sellers who previously tried working with other agents that had little to no activity in their prior attempts to sell.
After taking my advice to make small improvements, staging & professional photography, these same sellers were able to sell their homes quickly & for a higher price than anticipated.
We will launch the listing on peak day: To the MLS to distribute listing to several other websites, social media platforms, etc. in order to initiate a great deal of activity.
I will then negotiate offers, and once under contract I will ensure all deadlines are met to make for a smooth closing.
